How to Use an Air Scrubber Effectively for Water Damage Restoration
1. Choose the Right Unit
HEPA Air Scrubber: Must capture 99.97% of particles ≥0.3 microns.
CFM Rating: Make sure the unit has adequate airflow (measured in CFM) for the size of the affected area.
Rule of thumb: Aim for 6 air changes per hour.

2. Seal the Area
Close off the damaged area with plastic sheeting or containment barriers.
This creates a negative pressure environment if desired (see next step).
3. Set Up for Negative Air Pressure
Attach ducting to the exhaust and run it outside a window or vent.
This setup pulls contaminated air out of the room, helping contain mold spores and bacteria.
4. Position the Air Scrubber Properly
Place it centrally or near the source of water damage.
Avoid placing it near walls or blockages to ensure good airflow.
Keep the intake side clear of obstructions.
5. Run Continuously During Restoration
Let the air scrubber run 24/7 throughout drying and demolition.
Do not shut it off at night—contaminants may resettle.
6. Replace Filters as Needed
HEPA filters need changing after 800–1000 hours of use (or sooner if visibly dirty).
Pre-filters should be checked and changed more frequently (daily or every few days).
7. Monitor Air Quality
Use a particle counter or humidity sensor to track progress.
If odors or visible particles persist, keep running the unit or add more scrubbers.
8. Post-Remediation Testing
In mold remediation jobs, consider third-party clearance testing after running scrubbers for 24–48 hours post-cleanup.
Bonus Tips:
Combine with LGR dehumidifiers and industrial air movers to address moisture and circulate air.
Label units with filter change dates and usage hours.
